The Owner, David Kraemer, worked in the construction industry from 1996-2008, and has been the primary home inspector of Inspector Catch-it® since the company began in 2006. David Kraemer is constantly pursuing continuing education, and in fact, actively maintains a minimum of 35 Education Credit Hours per year. Most people, when they find their "dream home" base it on the "Curb Appeal", or the cosmetic nature of the home. This can be very deceiving. I had a client that was purchasing a newer home; it was only one year old. He told me, "I wasn't going to get a home inspection 'cause it's so new, but I figured, what the heck". I inspected his new home and found that someone had not only taken all of the drains out from under all of the sinks, but they had broken, not cut, all of the water supply lines from under the sinks. His $350 inspection saved him thousands of dollars, since he was able to get the items repaired by the listing agency prior to the close of escrow.
I once inspected a purportedly 1980's home for a client. I say this because, as I inspected the home, I found several issues that are common in a 1950's home, but not of a 1980's home (i.e. galvanized pipes, no electrical ground, no GFCI's). As it turned out, the previous owners had added a bedroom and a bathroom in the 80's, which is where the mismatch of the dates came in. The one bedroom and bathroom were to 1980's standards as far as the electrical and the plumbing. Which included Copper pipes, ground, and GFCI, but the rest of the home had never been upgraded. Had this client not gotten a home inspection, he would have been surprised when his plumbing supply to the rest of the house dwindled to nothing as the galvanized pipes corroded from the inside out. Not to mention, the potential electrical hazards that he would not have been aware of!
